AR platform boosts precision in North Dakota data centre build
XYZ Reality has commenced a partnership with Applied Digital to support the construction of a 400 MW data centre, known as the Ellendale AI Factory Campus, in North Dakota. The collaboration sees XYZ Reality's augmented reality (AR) construction delivery platform deployed on-site to improve accuracy and oversight during the project build.
Project details
The Ellendale facility leverages North Dakota's climate and renewable energy resources to bolster sustainability. As one of the largest AI-focused data centres under construction in the United States, the campus is set to play a strategic role in high-performance computing infrastructure.
XYZ Reality's platform supports project teams at every construction phase. Real-time digital tracking and validation tools enable continuous monitoring of build progress and installation accuracy. The partnership also embeds a team of Site Engineers from XYZ Reality on-site. This team is responsible for verifying build progress and performing quality checks in line with project timelines.
Construction oversight
Using AR-driven inspection tools, project managers can access live information on the build's status. This aids in detecting potential discrepancies early and ensures compliance with strict quality benchmarks. The deployment of AR technology has previously been utilised by XYZ Reality on more than 2.5GW of data centre projects, with an emphasis on providing detailed, data-led insights to developers and construction teams.
David Mitchell, Founder and Chief Executive Officer of XYZ Reality, said:
"Applied Digital is redefining what's possible in AI infrastructure, and it's exciting to be part of that journey. From day one, our teams have clicked through a shared drive to push boundaries and use technology differently. Together, we're proving that transparency, precision, and data-led delivery can transform how these massive projects come to life - and this partnership is only getting started."
Data-led approach
The partnership's objectives centre on increasing project transparency and reducing delivery risks. Utilising AR and digital project control, both firms aim to achieve greater precision throughout the build process. According to XYZ Reality, the technology enables instant validation of installations and connects data directly to project plans, providing workforce accountability and measurable improvements in delivery standards.
Waleed Zafar, Chief Revenue Officer at XYZ Reality, said: "Working alongside Tier 1 developers like Applied Digital, we're demonstrating the true impact of data-led construction. Our platform gives project teams complete visibility and confidence from the ground up - driving precision, accountability, and measurable performance improvements across delivery. Having already been deployed on more than 2.5GW of data centers, we're proud to be setting a new standard for how mission-critical infrastructure is built."
Industry impact
Large-scale data centre developments are facing increased scrutiny on sustainability and delivery practices. Developers are implementing digital technologies to manage challenges in project oversight, timeline adherence, and cost management. The Ellendale project reflects a growing trend for embedding digital verification and analytics in mission-critical infrastructure builds.
The AR-enabled approach aims to support Applied Digital's drive for quality control, transparency, and timely handover. As the hyperscale project advances, both companies are leveraging real-time data to mitigate potential construction risks.
