Edged gains approval for second waterless AI data centre

Edged US has secured unanimous approval from the Irving City Council for a second 24 MW AI-focused data centre at its Edged Dallas campus in Irving, Texas.

The new facility will sit on North Wildwood Drive in an industrial area east of Highway 12 and south of Highway 183. Edged US said the project expands its footprint in the Dallas-Fort Worth market, where demand for compute capacity has risen alongside interest in AI workloads.

Edged US described the building as designed for high-density AI computing. The company said it will use a closed-loop, waterless cooling system and high-efficiency energy systems. Edged US said the waterless approach is expected to save more than 92 million gallons of water a year compared with conventional data centres.

Cooling approach

Edged US said the site will use its ThermalWorks closed-loop, waterless cooling system. The company said the system targets heat management requirements associated with generative AI and advanced compute deployments.

Edged US said the modular design supports rack densities above 120 kW with air cooling. It also cited 400 kW with plug-and-play liquid cooling integration. The company said the approach reduces energy overhead when compared with the global average data centre Power Usage Effectiveness of 1.54, which it attributed to the Uptime Institute.

Edged US said it expects the overall portfolio to operate at an average PUE of 1.15. The company framed this as a portfolio-wide figure rather than a single-site metric.

Local approval

The council vote clears the way for Edged US to proceed with the development plan for the second building on the Irving campus. Edged US did not disclose the expected construction cost or the identity of customers planned for the new capacity.

Data centre projects in Texas have faced growing scrutiny in some communities over electricity demand and water use. Edged US highlighted its waterless cooling design in its description of the project.

Edged US President and Chief Executive Officer Bryant Farland linked the expansion to customer requirements for AI workloads.

Irving Mayor Rick Stopfer said the project aligned with the city's efforts to attract technology investment.

The Greater Irving-Las Colinas Chamber and the Irving Economic Development Partnership also pointed to broader business conditions in the area.

Campus build-out

Edged US opened the first Edged Dallas facility in January 2025. The company said it expects the second facility to break ground in Q2 this year.

Edged US also pointed to a broader build-out across North America. The company said its portfolio includes campuses in Atlanta, Chicago, Columbus, Des Moines, Kansas City and Phoenix, as well as other major markets.

The company said the Irving expansion strengthens that footprint and adds AI-focused capacity in a region that has become a major hub for data centre development and network connectivity.
